Start with pallet positions, not revenue or headcount. Racked 3 high in a 24' clear building, each pallet position needs about 11 sq ft of floor including aisles. At 4–5 high in a 32'+ clear building, that drops to about 8 sq ft. Add roughly 15% for dock staging, about 175 sq ft per office employee, and room to grow.What clear height should I look for?
24' clear fits 3 pallet levels and suits most older Houston buildings. 32'–36' clear fits 4–5 levels and is standard in newer distribution buildings, so you can store the same inventory in a smaller footprint.What is industrial outdoor storage (IOS)?
IOS is industrial land used mainly for outdoor storage, often with a small shop or office. Common uses include truck terminals, trailer and container storage, truck parking, pallet storage, and construction equipment and laydown yards. The surface matters: stabilized crushed rock costs the least, while concrete handles heavy equipment and container stacking.How many acres of IOS do I need?
